Moisture is the starting point
A leaking pipe, roof opening or recurring condensation can support growth. Record where the problem appears and whether it returns after rain or changes in HVAC operation. Correcting the water source is central to preventing recurrence.
Removal and remediation are different
Removing a visible patch does not necessarily address affected porous materials or hidden growth. A remediation scope can include containment, cleaning, material removal, moisture correction and verification before repair.
Know when independent assessment is needed
Texas distinguishes regulated assessment from remediation. An independent licensed assessor may be required for a protocol or clearance. Discuss the responsible parties and documents before work starts rather than relying on a promise to test and clear the same work.
